Open Question: If we signed a contract to buy a house, but the contract doesn’t state “pending financing” are we able to ? Open Question: Could i make it happen?

My boyfriend and I are trying to find an apartment. The one we're really interested in is $450 a month with water paid. Right now, he's a full-time student who gets VA benefits ($915 a month). He also regularly sells things on eBay which gives him at least an extra $400 a month. I'm getting ready to go back to school after taking two years off due to family problems. I'm also looking for a job. I have a couple interviews this week, so I'm hoping to have one soon, but even then, it will just be part time. His mother said she would co-sign for us, and she has nearly flawless credit. I also have good rental history and references. Do you think we will be able to rent an apartment under these circumstances? I'm kind of freaking out, and we have an appointment tomorrow to look at this apartment and possibly put in an application. Any input would be appreciated!
