Hi I am interested in leasing a retail store in a strip mall in a good part of town in Houston (1700 SFT). I was offered $20 PSF construction allowance. Currently I am not utilizing a Broker/Commercial Realtor and working directly with the Property Management company.
Is $20 reasonable can I ask for more since I do not have a broker representing me? Do I have to pay rent as soon as I sign the agreement or can I get 60-90 days free rent to prep the store ?
