Open Question: If we signed a contract to buy a house, but the contract doesn’t state “pending financing” are we able to ? Open Question: Could i make it happen?

Me: I am qualified for 270K mortgage already. But like to buy a house around 300K ( capable of pay the mortgage for 300K) My Parents: My Dad is 63, conditional medi-cal reciepient. Oh! he also owe medical debt about 60K. My Mom is 58 and still working. Questions: I like to have my mom co-sign for mortage to qualify for 300K. But all payments will be solely paid by me. My Concerns: Can I make the title of house only under my name? Will the Bank allow to do that? Would that affect my Dad's medi-cal ? Could my Dad's debt will follows on the house? Any advices will be highly appreciated. Thanks
