Open Question: If we signed a contract to buy a house, but the contract doesn’t state “pending financing” are we able to ? Open Question: Could i make it happen?

Here is a follow up to my last question....I found my lease and read it carefully. However, I am still unclear of what this mean. My rental office is closed and I need answers quick. So, here is what I am confused on. My lease says "After the initial term this lease shall renew for successive terms of 12 months thereafter, provided that in no event shall this lease extend for more than a ten year term. Either party may terminate this lease by giving the other party written notice not less than sixty days in advance of the next upcoming renewal term." What does this mean? My landlord doesn't open until Tuesday and I need some type of insight immediately. Here is my initial question: My lease was over in my apartment on December 19, 2009. However, I was unaware that they start your lease over without prior notice (at least that's what they told me). Now I am ready to move. I have been told that if you give a 30 day notice it will not go your credit. Is this correct? What all do I need to do so that it will not go on my credit?
