I want to buy a house, not a big one or fancy or anything but id like to take advantage of the prices now. I have done some recearch and i do know everything involved like food, bills and all that and i think im ready.
I have a friend that i have talked about this with and we could go in on it together. In the area where i live the absolute cheapest home i could find was just under 175k so this is the mortgage i would be looking at. I have a personal load out for 4k (which i only have to build credit.) I have about 10k in savings and i only make about 25k per year. my friend makes around 30 or 35k per year.
Im 18 (young for this i know) and she is 23. I really want a house..its what i have always wanted and i know i can do it as long as I get my payments set up well and everything.

Good for you for being young and interested in buying a home. I wish I could go back to your age and make the same decision!
The first thing that you need to do is get into contact with a great (not good, but great) Realtor. A great Realtor can help educate you on the details of home ownership and the process of buying a home. A great Realtor can help get you in contact with a great lender or bank who can fit your financial circumstances with the right loan.
Anyone can buy a home who has good credit, decent income and some money to put down. And, since it’s a buyers market its ever more important that you get a great agent who can help you avoid the pitfalls and be your 100% committed servant. Firstly, determine how much you can afford, research & find out neighborhood prices & set your priorities based on your lifestyle. Find out what the property is really worth. Make use of tools which does complete evaluation which eventually helps you to make wise home buying decision.
