DOES ANYONE KNOW IF BY LAW AN OWNER IS REQUIRED TO RID A HOME OF OBTRUSIVE ODORS I.E.: CURRY BY WHATEVER MEANS NECESSARY OR DOES IT MEAN BECAUSE I RENTED IT THAT WAY, THEN IM STUCK WITH IT. I DID REQUEST A PROFESSIONAL CLEAN AND SPOT PAINT, BUT IF THAT DOES NOT WORK (BESIDES MOVING) WHAT ARE MY RECOURCES?

Yesterday, I received a counter offer from a bank on an offer that I had submitted on a bank owned home. There were 17 offers on this home. The bank was only accepting cash or conventional loans so therefore all of the FHA and VA offers were eliminated. That left 5 of us that either offered all cash or were conventional. I found out today that the bank countered all 5 of us. My question to you is, what do you think about my offer on this home? The asking price was 194,700.
My offer was as follows: 215,500 with 58 thousand dollars down plus I will pay my own closing, my own home warranty, my own termite repairs if needed. My earnest money deposit will be 5000 and the escrow must close within 45 days or less.
I also left myself an out by saying that if the home inspection and termite report are not to my satisfaction, the seller must return my earnest money deposit to me within 5 days.
With hearing all of that, do you think that I may have a good chance at getting the house or not and why.

FYI: The bank stated that the home inspection that will be paid by myself is for informational purposes only. They also want a copy of the report after I get it. That's when I countered them back with my offer.

I am considering applying for an apt that I reallllly like. However, I am concerned because my credit isnt the best right now. I am working on that though. I have made payment arrangements to the two small debts that i have (under $400). I have been renting a home for the past year all months paid in full and on time, but the previous year I did have the eviction process started before I moved out. Since then I have myself together and considering moving. Should I be upfront and honest with the new apts that I am considering even though they may not accept my application or should I get someone else to rent it for me? Is there anything I can do to get them to still rent to me in regards to my past?
