I need to relocate, so I've given my 60 day notice to the landlord, which the lease allows. I am at the top of my apartment lease, but my roomate (who if financially irresponsible) is also on the lease. My roomate would prefer not to leave, but my landlord does not trust my roomate to stay. Does my roomate have to approve of my 60 day notice or does he have to leave whether he wants to or not, since I put in the 60 day notice? And if he decides to stay against all of our wishes, squat and not pay the rent, will that financial obligation come back to me?

It says they no longer offer HELOC, but they have worked with Wells Fargo to offer us a unique opportunity to consider refinancing our current HELOC. I called the number on the letter, but I had to leave and message. It said I should expect a call within 72 hours. Has anyone gone through this? What unique opportunity are they offering?

I just purchased a condo from a short sale. The lazy bum seller left all his unwanted furniture inside, but didn’t bother to leave the mailbox key & the pool key for me. (and the garage door opener is broken, and there’s a huge crack on the mirrored closed doors that no one knew about. According to the realtor, the seller’s saying that the damage was preexistent, but then why he never disclosed it?). so now, after paying for down payment, closing costs and the lien on the property, I have to pay for all these things so I can have a normal life, which to me isn’t really fair since these things should’ve been taken care of by the seller. I’m trying have my realtor contact the seller to pay for the mailbox key & the pool key & for a new closet door, but the seller hasn’t been cooperative (not answering the phone) and the realtor hasn’t been much of a help either. If the seller doesn’t pay for all these things, do you think the realtor should cover the costs or is it something that I should suck it up and pay? we did have a final walk-thru, but did not find the damage at the time. i'm thinking he broke it sometime between the final walk-thru to the date of closing while he was moving his junk out of the place.

Maybe you have some suggestions, a quiz I can take or a book that might help me, etc? Any advice is great. I know all the details of what I want that place to be like, but I just haven't found that particular place yet. I know I want warm weather all year long and humidity, preferably the least amount of risk for natural disasters, a safer place for a family, the ocean nearby, a town or city smaller that 15,000 people... I am a single mom to be and am planning on moving a while after baby is born. Please help us find the right place! Thank you so much! I'm going to school now to be a medical transcriptionist. And the father has agreed to not be a part of the baby's life. He could really care less, so we are safe there! The finnacial details aren't as big to me right now, really I just need some choices that fit my basic criteria for climate, size, safety, and environment I guess. I have about $30,000 in cash. I have excellent credit score (above 750). I have a job (at least for now) and I can put aside about $500 a month. I am planning to purchase a small (1 or 2 bedroom) apartment in San Jose area for about $180K (paying 10% down and borrow the rest). I have never had rental properties before. I need to know if it would be a good strategy to buy a rental property now or I can invest my saving in a better way. Thanks

I can't afford my apartment rent any longer. I have looked at and was about to offer on a mobile home. My background check and credit check came back to the parks' approval. No money has been exchanged. The owner decided instead of rent-to-own, he was going to finance the deal. He needs the cash his wife is sick needs money now, so the park representative says. In my mind I was hanging pictures, I really had my heart sent on this home. It is 6 miles to my daughters, where I live now is 70 miles round trip. Anyway, where do I go from here? My bank said they need a credit score of 680 for FHA with 3% down. I do not have any $$$ for a down payment. Are there any on-line banks or suggestions for me?? Thanks, Kathy

I am looking for a better brokerage to switch to which provides leads. Does anyone know or have any experiences with any Real Estate Brokerages in the sw florida region? The main thing i am looking for is leads, because i am dead in the water here even after spending thousands on self promotion. Any suggestions would be greatly appreciated. Naples, Marco Island, Bonita Springs & Estero area, i'm with a local company that provides 80% commission with no monthly fees. I am starting to think i made a mistake. Should i have taken less commissions and went with a bigger company? I feel like i'll be in the same boat, i just need leads because no one is buying here You are right, some places won't even give me floor time untill i still 3 million worth of real estate...i've tried everything, weekly mailings to my large soi database, i am out promoting myself everyday, i even have spend hunderds of hours optimizing my website and haven't recieved one lead from that. What a waste of money

My Wife and I have been married almost 2 years and both of us have secure jobs earning us roughly 70,000. We have good credit and the only debt we have is the rest of her masters degree school loan (10,000). How much do you think we could get pre approved for? What steps do we need to take to get preapproved for a loan?
