I want to sell my house to my mom because I can't afford it. Also it will keep me still living in it and prevent me from losing it altogether. What steps do I take to sell it to her?

We found a house we love! It was only on the market since yesterday. My realtor contacted the sales agent and they said there was some offers on the house already. They are asking $124,900 but the house is in perfect move in condition and worth much much more than that. So we were approved for $140,000. If we offer $130,000 do you think we will win the offer?

I was going to try Wells Fargo but someone just told me they are the strictest. I just want to go with someone good and trustworthy. I don't want to go to Lending tree or some place that puts my name on a list so I can get thousands of phone calls. Any suggestions from people who've recently went though this? Please, no guesses, just people who know. Thanks!!! Okay folks, I'm not looking for generic answers - "try a credit union," "look on the web" I can come up with those on my own. Anyone who's been through this recently have a good recommendation? Thank you.

I am sorry if this sounds like a dumb question, but I don't understand. For example, why are 30 year fixed mortgage rates the highest mortgage rates, vs say a 15, and why are 15 year fixed rate mortgages higher than adjustable rate mortgages ? It seems that lending institutions are taking greater risk with a ARM vs. a Fixed rate mortage and they should pay a higher rate (For example, compared this situation to a new car loan vs a used car loan--the risk is higher on a used car loan ?? ?? I can understand a fixed rate loan of 30 higher than a 15 --greater risk of default from the borrower, BUT I still don't get the ARM being so low.

I'm interested in buying a house I have absolutely no credit, I'm currently unemployed, but I know if I buy this house I can afford it because there are already renters inside the home paying twice the monthy mortgage payment, is there anyway I can buy this house, or is this impossible. Also can I get a bank loan in this current state that I am in ?
