We have paid the rent through June 30, 2009, but moved out around June 26th. The Landlord did his walk-through and said he had some work being done over the next few days. No big deal, we decided that we would pay for a stain on the carpet out of our security deposit. We handed over the keys. Now it is June 30, and the new renters are moving their stuff in. I am paying rent for today and they are moving in. Is that legal? I should add that I would never normally go through this, but these landlords have been really difficult. They let me know at every turn what is "legal, " etc. such as providing a fridge. So, I bought the fridge for $400, and then they wanted me to leave it as a courtesy.

Hello, I live at Los Angeles area and renting 4br 3 ba house and there is exact clone of the house i'm renting on the back lot with different address. Both 2200sq feet. I just find out that these properties just got foreclosed and bank's attorney gave us 60 day notice. I think they'll be selling both houses as one property. I would like to buy both. My wife's gross income is 65K and we have about 120K on savings. Zillow's Zestimate is $557,000 right now for both houses. But i'm sure this property will be very attractive to buyers because its like new and nice and easy to rent at $2200 per house. My wife' is registered nurse and we want to get mortgage on her name only. With the numbers above, how realistic is our chance to get this houses and do you think bank may give us better chance when there is another house on property and can be use as rental.? What would you recommend us to do. Unfortunately i don't have income shown, I was working overseas and no way document it. I may be able to come up with $200,000 down payment. We don't have any debt. My wife's credit is 750 and mine is 830

I got a 700$ pay cut from work and i am looking to get another 300$. My mortgage is through bank of american and i cant afford living in it anymore. I bought my house for 200,000 in a 30 year fixed at 6.25%. I have never been late on a payment,but my credit is gone due to the fact that i lost money to pay some credit cards. Please only response if you know about restructuring loans or how to go about it. thank you.

is $355K a good amount for an updated house that has a pool (in ground), play area (swing) and has 4B/2BA in Lindenhurst? Is it a good deal or it should be priced lower? The house in in the village btw.

We moved into a home in Florida where an initial move in walkthrough never took place (for no particular reason). From the time we moved in, there was a small tile kind of caving in on the shower wall in the bathroom. We never saw mold around it or water going into it, so never mentioned it to the landlord. It turns out that this loose tile led to a major mold problem in the wall that we didn't know about until we were moving out. Question: Is the burden of proof on the landlord or tenant as to when the tile damage happened? Does the landlord have to prove that the tile damage wasn't there before or do we have to prove that it was?

We are in an emergency and need to get out of our 6 month lease! We have 4 months left and basically the management said TOUGH! Now, I DO understand that we signed the contract and we have to stick to it. But, we are in need of getting out and they won't give us the option; any option! Shouldn't they give us a re-letting fee as an option? I was under the impression that it was required of the apartment to have that in case of an emergency. Please help as we need out and are only getting either no answer (avoidance) or a "Not our problem, nothing you can do!" response. Please someone with credible knowledge or experience answer for us!
