Good Morning!
I need to move to a more spacious place but I have a non-eviction Judgment on my credit report from a Apartment building in the past in 2005. I have applied for one building and I was totally declined my credit isn't to bad I'm sure it's just that judgment what are some tips you have to help me be able to lease a apartment?
Anything I should write out like a explaination letter or something I can say?
I work full-time make good income but just that one problem please, please, help me find a sulution to this.

ok me and my bf are both on the lease..well we broke up and he moved out. he paid the rent for july but said he isn't giving me anymore money for the rent. the lease comes up in Oct and Im thinking of taking him to small claims court. bc I want half of aug, sept and oct rent. my question is should i take him to court now or wait until the lease is up?

Halifax website says i need to be 25+ (im currently 24) and have an annual income of 25000 and minimum deposit should be 25%. I currently own a house, however i wish to buy another house and rent out existing house im living in. Is renting worth it, alot of people say theres alot of cost to consider, and are there any banks out there with whish does not require me to be 25 and have an annual income of 25k

We have a construction loan for a house purchased in May. It had no kitchen (had been gutted), one gutted bathroom and mostly subfloors. The house didn't qualify for conventional - which was obvious. But the work is going slowly and we want to quickly/cheaply do what it takes to qualify for conventional. Then complete the work. We have enough from the previous house to pay for the work.
The only info I get from the 2 mortgage companies I've contacted is "no construction" it has to be "100% complete" and "all work must be done" and "no plywood or studs showing". The people I get access to (for quesitons) obviously don't know.
Any idea where to get more specifics?
We are going to end up spending money for stuff we'll then rip out, so have to waste a few thousand - but dont want to do that and then not even have it qualify!!
Such things as:
1) If we install very cheap rugs, able to be ripped out easily ... not those rows of nails on the edges. Will this be ok? Maybe some adhesive, so there might be ugle edges.
2) Do the kitchen cabinets need to look permanent? We can borrow some from a guy who just had his kitchen redone and has the old ones. We can put them in the kitchen with some cheap laminate on top for counter. We have appliances. Sink is installed in 2x4s & plywood - will change that to a regular sink cabinet.
3) The laundry and bath have some old vinyl floor partially ripped up. Can we just glue that down? If there are little places where plywood shows, is that ok?
4) One room we dont want to sheetrock the cieling (upstairs is the masterbath with plumbing to be changed. What is a cheap way to do a temporary ceiling?
It will look obvious that we are going to do it BETTER, but it will still be an inhabitable house.
NOTE: Rules have changed in the past year! Please dont tell me things based on what worked a year or more ago. People have told me you can paint the plywood floors, you can't. That you can staple plastic to the ceilings ... you cant.

I know a girl who is 17 years old and is looking to rent an apartment in Iowa. One apartment complex she looked at told her she could sign a lease but cannot move into the apartment until she turns 18. Is this a law in Iowa? Will she be able to find a place she can move into at the age of 17? Thanks!

Hi,
I have just moved out of a house I had recently rented. I had cleaned the house from top to bottom, nothing broken, everything in a perfect state.Unfortunately I haven't made any photos when I moved out and the only photos I have of the house are ones, that I made when I was living there.
Now the ladlords wants thousands of pounds, claiming that I left the house in a terrible and dirty condition, stains and marks and damaged furniture. The moment I moved out he made photos of the house and sent them to me and there are now stains that weren't there and also photos of stains that the previous tenant has left, which I also had tried to remove. The other things are things such as little marks on the bottom of the wall (those ones that happen, if you move a box and every house has). I have received no photos of the supposedly damaged furniture and I have never damaged it, even polished everything, etc.
I know that he is close to bankrupcy and has no job (hasn't paid tax on my rent either) and now is trying to scam me for money. As I have no photos from when I moved, I am now worried that he has done damages himself, just to get money off me. I had not paid a deposit, so he is trying all sorts.
How can I protect myself from this scam or am I buggered now? Practically, he could go in that house and spray graffiti on the walls, set the place on fire and all sort and say that it was me!
I am really disgusted by this greediness, especially as I treated the property with huge respect and even had to do my own repairs on that house as he didn't do anything, but I felt sorry for his bad situation (yes, I am naive). Unfortunately I haven't kept any receipts.
I am receiveing now threatening letters, hinting that if I don't pay up I will get into trouble and although this has not been said directly, it suggests violence to me. I am also getting phone calls from withhelod numbers.
I would be grateful if someone could give me some advice. Thank you.
