I am looking at buying a house. The owner said in listing they will "co-op" 2%-3%. Does anyone know what this means?

I have been living w/ my boyfriend and his best friend for over 2 years, but technically, I wasn't actually living here b/c I wasn't on the lease. But now I would like to be put on the lease and when brought up to the landlord, he says if I stay in the apt for more than 3 night a week, legally he has to add me to the 'insurance'. He said the insurance would be $200 more that we have to cover...can this be true?! Our rent is already $1600 for 1000 sqft, stained carpet, a floor bored by the sliding door that's rotting that he refuses to do anything about and says it's our fault (unless we leave the door open every single time it rains for a year, that's impossible...the door leaks) and the kitchen is, I am not joking, 9x6. And now he wants $1800??! We live in ffld county and I still think that's insane. He said he would raise the rent, but it's the 'insurance' he has to add me too. Really? $2400 a year for 1 person in a 2 bedroom apt? And my boyfriend and I are sharing a room...someone please shed some light on this situation.

My wife and i are thinking about buying our first home,or trying to,in the next 3-4 months. My wife is unable to work and i'm the only one bringing in money. I'm trying to figure out what my best move would be on financing a home. I'm not very educated on the whole home buying situation and i just want to be able to afford it. If it helps, i gross between 35-40k a year. I've learned that that qualifies me for the federal tax credit for 1st time home buyers. I'm also thinking about looking into the FHA loans for low to no down payment people, which i am. I just want some advice from people that know more about this stuff than myself. All i know is that i've been working at the same place for allmost ten years, been happily married for nearly 4 years, and we still have never owned our own house and i'm getting tired of not having a house to call my own. I just want to figure out the most affordable way to go about this. I'm not sure about what all federal help and whatnot that i can get, but that's why i'm asking you guys...please help me!!!
