out of curiosity what would it cost to rent a venue like that. you know like when a big singer, rapper, etc.. is in town and the show is at your local nba team arena or somewhere else?

Hi I am interested in leasing a retail store in a strip mall in a good part of town in Houston (1700 SFT). I was offered $20 PSF construction allowance. Currently I am not utilizing a Broker/Commercial Realtor and working directly with the Property Management company. Is $20 reasonable can I ask for more since I do not have a broker representing me? Do I have to pay rent as soon as I sign the agreement or can I get 60-90 days free rent to prep the store ?

I had a tenant who chose to break their lease (they had received a final warning and basically knew they could not abide by the rules mostly noise issues. so they decided to leave). The said they would be out by the end of today. However, they are still there. I have not noticed (I live in the building) them removing any items. Their curtains and plants are still in the windows and even when I was doing laundry I saw that the sons bedroom had all the posters and everything up. They are on HUD. I received a paper from HUD stating that the tenants were leaving by midnight the 31st (the tenant never gave me a date she said the beginning of Jan. or Feb. then last week I received this paper). What do I do if they do not leave? HUD will be sending the new landlord the check and I highly doubt the tenant will be paying rent for January. I am tired of playing around with them. (I recently purchased the building and have had nothing but hassle and trouble from them). When I received the notice from HUD I saw the tenant outside. I asked her when she was planning on leaving. She beat around the bush saying about how hard it has been she can't find anything suitable etc. then when I told her about the letter from HUD she admitted that they found a new place and were leaving by the 1st. She then stated that she would let the keys in the apartment because of the holiday so she did not bother us nor did we have to be home to collect the keys. I agreed (which I now regret). If their vehicle is not here in the morning and they do not answer the door can I let myself in since they are not to be there? What can I do if their things are still there? Do I have to evict? If so, can I evict immediately for since their lease has broken w/ me and they and HUD are in agreement with someone else? Or, do I have to wait until I do not receive their rent? (they have until the 7th then it is an eviction as stated by the lease). This is a unique situation to me. The tenant has not asked for more time (which I would have allowed a reasonable extension without payment) but I have never had a tenant on HUD break their lease then not leave when they said or not ask for an extension. ) I will be calling my lawyer on Monday should I need too. However, he left shortly before Christmas and won't return until Monday. Thanks!!

I'm a student living in a condo that my parents pay for. I'm hoping to move out within the next couple years, but I have no idea how to go about doing so. How do I found out what I can afford? How do I find an appropriate property? What do I do? Help!

yeah me and a friend want to move out and live on our own. so we are thinking about getting an apartment but we're also wondering if its possible to get an apartment and share the rent, bills, and a few necessities or w/e to get by and would it be possible to do it on minimum wage?

My friend told me she got turned down to rent a house, and was mailed back half of the application fee because of it.

I offered 160K on a house with a balance of $207K in a very desirable area in tip top shape. It is listed as contingent and no one else has made an offer. It has been over a month and all paperwork is at the bank. How do they usually respond with a counter offer or do they typically say Yay or Nay? The house is empty and the owner overseas.

Hey guys, I am considering buying an apartment (aslong as everything go as planned) in Melbourne (where I live :p) that is 300m2, it is an empty apartment, so you design it itself, like there are now walls or rooms or anything, just wondering if it is a bigger apartment then average, and what room I maybe able to get from it, Cheers, Chris, (PS: Happy New Year! :) )
