I have a mortgage loan with an 5/1 option arm @ 8.50% rate....i only pay the minimum payment(negative amortization)....interest only payment is way too steep especially at a fix rate @ 8.50%.....loan balance is more than property value.. Can someone tell me if my lender will work with me to refinance @ lower interest rate so i can prevent foreclosing?....can i be eligible for some kind of loan modification.... I am moving next year into a different apartment.. the one I have is my first, before I have always owned houses.. I was wondering if there were question that you shouldn't ask to future land lord.. will it make you look bad. Like 'what will happen if I break my lease."? "are there certain reasons you can kick me out with out notice"? if I ask these question before I rent, will they think I am going to start something and give them reason to worry about me and not want to rent with me. I have never heard of an apartment complex giving people rental leases to read before they ask to rent a place..

Our friends down the street told us that they are currently in the process of refinancing their home for a fixed rate of 2% through Obama's mortgage stimulus plan. Money signs instantly popped up in my eyes, because who wouldn't love to save a few hundred bucks a month? Would we be able to qualify? A little background info...we are not in any real "financial hardship" per say, but are a single-income family and our mortgage takes up about 1/3 of our income. We have a 5.75% fixed rate, down payment of $110,000 from 2005 and a Principal balance of $130,000. So our monthly payments are a little over $1,000 (including taxes & insurance.) What kind of requirements need to be in place to qualify for this? Any help would be appreciated-- thank you!

they have been living there for about 6 years now and last year we rose their rent $100 per month. This was the first time we ever raised their rent in five years. For one year, they were paying it. They do pay on time and are quiet etc etc. About a month ago, they threatened moving out due to the economy being bad etc etc. Today, they said that they will stay if we decrease the rent $100 . Places in our area are about 1200 to 1300 per month. They were paying 1100 per month and for the past year, they were paying 1200 (and we are not planning on raising it again for a few years). what upsets me most is that, landlords raise the rent every year and we dont. i feel that they was they approached it was sort of the foot in the door technique, first they said they were going to move out and then a month later they put in a condition. the economy affected me just as it is affecting them. they are acting as if they are doing us a favor by staying here. i have been a tenant most of my life and i feel that we are very nice with them compared to what we went through as tenants. However, are the consequences greater if we get rid of them ? are they bluffing? are we going to find new tenants? what if the new tenants are worse? what if we dont find tenants for a few months?

I sent in a written request 60 days early asking that I be present for the final walk through - which is VA law. The apt company I was renting from was notorious for fabricating charges and I wanted to be present. Even though the rental office never called me back to schedule an appointment, I showed up to turn in my keys and request verbally that I be present. If I was told no, despite the fact that I requested in writing to be in attendance and the fact that I was already there on the day my move-out inspection was being held, can I be charged for "damages" to the apartment? My apartment was immaculate and in excellent condition. We're going to court, but I wanted to know if a landlord can even do that when a person had made the request to be a part of the final walk through. Help!

i have a hole in the roof due to a water leak in my rental that i am renting.....i told the landlord about this already going on 2 weeks and he fixed the outside roof but has not fix the inside cause he was going on vacation and now when he comes back asking for the rent and i told him if he can repair the hole in the roof first then ill give him the rent he got all crazy and now served me with a 3 day pay or quit...i also told him that the housing department was going to hear about this but now it seems he wants to fix the inside all of a sudden now...can he come in still even if he served me the notice????? you see it was the fact that i asked him nicely to fix the repairs and ill gladly pay him but nooooooooooooooooooooooooooo he wanted to beat his chest like king kong......its my 8 month old daughter who is stilllllllll sick going already on 2 weeks is what i worried about and when asked about the mold or mildew that could possibly be airborne his response is that its a safe mold not a bad one also 2 weeks already with this hole in the roof but he can go on vacation even after repeatedly asking if he can fix it asap
