I took the test once, but I failed. I just feel like there is so much information to learn and retain in so little time. What kinds of things helped you study? any books or websites? preferably free.

We are in escrow right now. This is a bank owned property. The bank bought the property in Jan 2010 at an auction. The title company found out there are liens against the house. We still haven't signed off the loan contingency and one other thing (i forgot), both are to protect us. According to the title company, the IRS will normally wait for 120 days after the day the bank bought the house. If so, our closing date will be pushed to mid may. We have a contract to show that closing date is 3/10. If the house can't close on the contracted date.. Can we sue the bank? i don't know all about this whole lien thing. I assume the 120 days waiting period so that the bank (seller) doesn't have to pay whatever the house owes IRS. That's not fair though? So.. if they want to close on agreed closing 3/10, they (the bank) will have to pay whatever is owed to IRS right? They can't delay our closing date just because they don't want to pay IRS. Am I right? That's not fair. What can I do? Can we sue them? We really want the house and really want to close before 4/30 so we can get the tax credit of $8000. Please advice... should we get a lawyer?

i ve got an opportunity to rent a house for a nice deposit then a lump sum at the end of the year 'to cover his back taxes'. no month to month payment till after the lump at the end of the year. however, the wife is worried the house will be foreclosed on cause of back taxes. can we find any of this info out, and where?
the city is sunset hills, mo. if that helps/matters

Me:
I am qualified for 270K mortgage already. But like to buy a house around 300K ( capable of pay the mortgage for 300K)
My Parents:
My Dad is 63, conditional medi-cal reciepient. Oh! he also owe medical debt about 60K.
My Mom is 58 and still working.
Questions:
I like to have my mom co-sign for mortage to qualify for 300K. But all payments will be solely paid by me.
My Concerns:
Can I make the title of house only under my name? Will the Bank allow to do that?
Would that affect my Dad's medi-cal ?
Could my Dad's debt will follows on the house?
Any advices will be highly appreciated. Thanks

me, and my husband had just rented out a condo, the guy we were rented out the place from wasn't the landlord for the condo, he was renting us the place, that he was renting, illegally.
We haven't damaged anything, we scrubbed that place from top to bottom. He had some pots, pans, mattresses, couch, and some little things, which he had said we can throw out. We threw them out, now he is saying were not getting the damage deposit back, and we threw his stuff away, and the place was a disaster. He is also accusing us of stealing some things, which we never did. We had a contract for 3 months, and I was wondering if anyone had been in this situation before.
I don't know if we can sue, since he was renting the place out illegally.
Like I said, the place was clean as it could be, and we also got the house way messier than we left it.. it was so messy that there were cob webs, ants, and food still in the cupboards.. oh and we are living in B.C, Canada, so that would be the laws we follow.

I live in California.
If I buy something (say maybe a candy bar, a soccer ball, laptop, etc) that can't be considered dangerous, can my tenant kick me out of the house? In this case, my tenant is my parent.
For many things, they cannot tell me to leave, such as: my race, my beliefs, my sexuality, etc, as that is considered "discrimination."
However, can they kick me out if I start to get property? Is it legal for them to make me choose between not having property and having a house to live in (which kinda feels like a legal form of slavery), or leaving and having property?
