I'm renting at my first apartment here in Colorado Springs. I have had the worst experience. I'll let you know the entire story, so sit back, relax, and grab some popcorn (and maybe a tissue).
When I moved in the apartment, there was urine on the toilet, mold in the shower and on the sinks. I complained to the office and they gave us $100 off our second months rent, and sent maintenance to fix the problem. The guys came, asked for a paper towell, spit on it, wiped the mold and told me when it got really bad like that, just repeat.
The girl that lives upstairs from us has two children, and was living with her little sister (who is 1 year younger than me). Her little sister used to show up on our doorstep at 2 - 3 in the morning asking for alcohol. She would also show up to complain about the littlest things; usually to ask us to turn down our television. We found out her sister works for the company that owns our complex, at a sister property. Her sister began to call the cops on us repeatedly for anything and everything. One day a cop told us he had been outside our apartment for 10 minutes for a sound complaint to try and hear ANYTHING, but couldn't hear any noise. The problem is, the apartments have really thin ceilings, and a simple casual conversation can be heard word for word. We have to listen to their kids screaming, banging, slamming doors and bouncing bouncy balls on the floor or in the tub. Not only that, but her husband (who recently moved in) sits on his xbox until 4 in the morning yelling at his tv, then proceeds to go into their bedroom and have sex (which I get to listen to).
I eventually complained to the BBB, and our complex (naturally) denied the claims. I responded back, and not even a few hours after my response my neighbor upstairs came down screaming at us and cussing us out. I have no idea what started it, but she was able to cite my complaint to the BBB almost word for word. Not to mention, she even knew about the problems I had with a peeping tom. I wrote again to the BBB about how she knew all about our complaint. The BBB closed, yes CLOSED the case, and advised me to seek legal advice.
I cannot afford a lawyer. I tried contacting lawyers that advertised free legal advice but I could not get a hold of a single lawyer, and received no calls back.
Fed up, I let it go.
Now recently, I have had problems with my ceiling POURING water out of the light fixture in our bathroom. It usually happens between 12 AM and 3 AM, and pours for about 10 - 20 minutes, almost completely filling the bucked. The first time, the maintenance guy came and said it was ass water (and yes I mean sewage), and there was nothing he could do. The second time, we went to the office and spoke to a manager and no one ever even showed up to address the issue. The third time they came the day after, and "fixed the problem" by going upstairs. I have no idea what they did.
This is now the fourth time and I have just about HAD it. I still can't afford a lawyer, I'm reluctant to go to the BBB, and I can't even freaking find a proper list of the rental laws for the state of Colorado.
So my question is, what the hell can I do, or should I do?
Go to school. Got a better job. Trying to move. Thanks for nothing.

Washington Heights, but not Washington heights?
I am wondering if there is a place that has great buildings (or large apartments like those that are found up there), and great views (or an interesting area), that is also affordable. Doesn't have to be in Manhattan.
For example, I like Red Hook Brooklyn, but it's a little out of the way, a bit too trendy and way too expensive.

I have a non-paying renter. We have a court date set in a couple days. I was wondering how and if I will ever get my rent back. How does the courts handle it if the ruling is in my favor. Do they garnish their paychecks? Thanks for your time.
My property is in Hawaii. I don't think she has assets, but she does have a job and makes a steady income.

Well, i recently put an offer on a house and it is a short sale, and i was wondering if anybody could help me. The house went into multiple offers as soon as we put in ours. The sellers had to choose between the two of us. They chose me. The sellers lender has received the offer and my realtor said that they have already sent a representitive to the house. what does that mean? does that mean that the wait is almost over?Can anybody explain this to me? I mean it hasn't been very long but our realtor acts like its not gonna take very long. Does anybody know anything. Thanks

I signed a 14-month lease here in Texas last March. A couple of months after I moved it there was intense rain and due to defective construction, water drained in from the window, damaged some shoes and luggage, stained the carpet. It took them nearly 3 months to fix, their compensation was a $200 discount. I was without hot water for a complete weekend under 20-25 degree weather. I discovered a brown water leak in my bathroom ceiling that had completely drenched the counter top and floor and ruined several towels. In December water came in through the window again, the window had to be replaced and the sheet rock replaced once again. 3 weeks ago I gave notice that i would move out once the lease ended. The room that suffered the water damage is my mother's and she was away for the past month, once she got here we realized that the room has a serious problem with insulation because, even with the heater on, its still very cold just like it is outside. We have had enough and would like to move as soon as possible. I went over the contract and the cancellation policy and it states that a 60-day notice must be given and an additional month's rent must be paid. 60 days is the end of April and I would have to pay for the month of May, when the contract ends mid-may. I need to move ASAP. What can i do??? HELP!
How can I approach the property manager?

I bought a house outside of Phoenix, AZ almost two years ago, thinking I was getting a good deal. The house was originally $230K and we bought it for $157K. Most similar-sized homes in our neighborhood are selling for about $80- 85K right now, and we have paid maybe $2000 off of our mortgage (30 yr 6% fixed). We had to file bankruptcy a few months ago (lay-offs, etc.) so my credit is already ruined for several years, so I am thinking that maybe I should let my house foreclose now instead of dealing with it later. I just know that we don't want to live here for a really long time and if we decide to move, won't we be so upside-down still that we will wind up foreclosing anyway? I highly doubt the value will ever go up to what we paid for it again. What are our options? We can afford our payment since we filed bankruptcy, although it is a large % of our income. And we are current on our mortgage. Do you have to pay the deficiency balance after it forecloses?

I am a tenant of about 10 unit apartment. Recently, a new manager moved in up stairr. Since then, it all turned disasterous. The manager is not playing any music or TV, but his foot steps are too loud. It almost feels like he is throwing some heavy objects every 5min. I am not a picky person, but the noise is really getting on my nerve. I tried to get the contact information of the apartment owner, but the manager is denying to provide it to me. What actions can I take to complaint about this situation? Also, I cannot talk to him in person since I am not in a good relationship with him.
My another question is "What are the requirements for an apartment manager?" I have heard that a property manager must be licensed or certified. But, it seems like he does not have any of those. He is calling himself as a manager, but he is not collecting any rents. In fact, he is not really doing anything as a manager. Is he really the manager as he calls himself?
